I am new to the world of real estate investing. As I purchased a couple of new investment properties, I became overwhelmed with the amount of legalities involved, I literally signed 100 pages! I realized I needed to consult with an attorney and have him to review all the legal documents, to make sure I was protecting myself and my investments. Attorney Richard Weaver not only reviewed my purchase agreements and closing documents, he contacted title agents and made them comply when they were providing lackluster service and erroneous documents. I was thrilled to be able to say that "my attorney will handle that" as Richard is passionate about defending and protecting his clients! He even advised me with some investing tips as he is truly knowledgeable about everything real estate! Richard Weaver is my real estate attorney and, as a real estate investor, I feel confident in recommending him to anyone who needs sharp and thorough representation!

Take every lawyer jome you've ever heard and throw them out the window. They were written before attorney Richard Weaver came along. From the first moment I contacted his firm, I was treated with respect. His staff is cordial, knowledgeable, and service-focused. Without getting into the details of my case, let me just say Mr. Weaver took time to listen to me. He guided our conversation so that I was comfortable giving all the important details while still keeping us focused on the real legal issues. He took my case on and worked on it as if it was happening to him personally. Richard Weaver is the real deal when it comes to lawyers.

My Homeowners Association fined me, threatened further legal action, and refused to acknowledge my letters, emails, ?and phone calls to them over a three month period; regarding my ivy covered courtyard fence; which has been on my fence for years. ?Apparently one of the board of directors ?took a dislike to it and began this campaign to make me remove it. Trying to find an attorney to assist me was difficult, as many attorneys wanted nothing to do with HOA matters; stating it can be costly, time consuming and generally not worth their trouble. ?In reading about other cases; I read some cases go into the tens of thousands into the hundred thousands. I had a mental budget as to how much I could devote to this issue. ?I spoke to Mr. Richard Weaver and was given a general cost to begin the process. This was during the Covid 19 pandemic so all matters were handled by email and phone calls. One letter from him citing over five legal doctrines of laches (I learned a new term) ?stopped the process, and my HOA and their management company agreed what I had on my fence was acceptable. I cannot thank Mr. Weaver enough for taking this case on when no one else would assist me, his professionalism, knowledge of law, and what turned out to be an extremely reasonable cost in my case.

Richard Weaver and the attorneys at The Weaver Law Firm are top notch real estate lawyers. Mr. Weaver was very helpful and communicative. He set up our real estate investing business, our LLC. He drafted our real estate documents, assisted with closings and provided general counsel on several matters. Thank you!! Thank you!! Thank you!! Then, when I had horrible experience with a large and very well known contractor that came out to my property. He quickly jumped on the project, made a demand and obtained a very strong settlement in my favor. This is what we need, fast acting lawyers that work hard and smart to obtain excellent. Why would I hire another law firm when The Weaver Law Firm gets it done!

I can't say enough good things about Richard Weaver and his firm. They have been professional, attentive and caring in helping our company in many respects. I wish I didn't need an attorney but I'm thankful we found the Weaver Law Firm. The staff and lawyers are kind and responsive and I feel like they truly care about their clients. If you need help in real estate, I would highly recommend them. They are strategic on winning or brining a quick resolution to the case while being economical. I have hired the firm for business, real estate and construction matters.

Unethical and Novice: Weaver Law firm accounting practices are very deceptive. The lawyer and the firm pretend to act as separate entities. You have the relationship with the attorney and he gives you a price for his services stating that you are not paying a retainer, but all services up front. During the 4 months you are working with him, everything is paid up front for each service and you don't receive any invoices (although we asked many times). Later to find out, after we did all the leg work and the attorney was never prepared, and received a settlement, the "business" manufactures several invoices from each of the four months. We would have gladly paid for the service if we had known we were being charged, but because of their insecurities, they were concerned that if we would have known the actual cost, we would have went somewhere else. We love helping small companies, but this type of practice has to stop. They are truly an unethical and a very immature business. #nocourage

How do I choose a lawyer?

Consider the following:

Comfort Level
- Are you comfortable telling the lawyer personal information? Does the lawyer seem interested in solving your problem?

Credentials
- How long has the lawyer been in practice? Has the lawyer worked on other cases similar to yours?

Cost
- How are the lawyer's fees structured - hourly or flat fee? Can the lawyer estimate the cost of your case?

City
- Is the lawyer's office conveniently located?

Not sure what questions to ask a lawyer?

Here are a few to get you started:

  • How long have you been in practice?
  • How many cases like mine have you handled?
  • How often do you settle cases out of court?
  • What are your fees and costs?
  • What are the next steps?

Want to check lawyer discipline?

It is always a good idea to research your lawyer prior to hiring. Every state has a disciplinary organization that monitors attorneys, their licenses, and consumer complaints. By researching lawyer discipline you can:

  • Ensure the attorney is currently licensed to practice in your state
  • Gain an understanding of his or her historical disciplinary record, if any.
  • Determine the seriousness of complaints/issues which could range from late bar fees to more serious issues requiring disciplinary action.
