Ms. Hauser has extensive background and experience in a variety of real estate issues related to public law and government contracts:

• City Attorney for the City of Kansas City, Missouri (1993-1997)
• Assistant City Attorney for Kansas City providing counsel on land development regulations and implementation to affected City departments, boards, commissions and Council committees (1975-1993)
• Directly involved with preparing documents, negotiating financial commitments and reviewing legislation with regard to economic and land development plans such as the renovation of downtown hotels, the establishment of gaming facilities, Chapter 353 development, land clearance and planned industrial development, tax increment financing, special business districts, enterprise zones and neighborhood improvement districts.
• Financing development through various incentives offered by Missouri State law, including but not limited, revenue bonds (Chapter 100, planned industrial expansion, etc.), tax increment financing, community improvement districts, neighborhood improvement districts and transportation development districts.
• Appeals concerning certain licensing and permitting before administrative boards and before the courts.
• Document preparation and client assistance for applications seeking approvals for development and for various economic incentives:
  • zoning changes
  • subdivision (plat) approval
  • street vacations
  • redevelopment projects
  • tax credits
  • infrastructure assistance
• Drafting legislation for various land use regulations including ordinances for large scale residential/non residential development, re-use of carriage houses and process recovery centers.
• Representation at state and local level on construction issues including prevailing wage and minority enterprise certifications.
• Drafting various real estate documents for easements, sales contracts, leases for or with public bodies.
• Preparation of documents to establish condominium ownership and representation of owner before various boards for approval of same.
