Lawyer Overview

Mike Ording is coordinator of the real estate practice in the Columbus Office. He has more than 25 years experience, and for most of his career he has devoted his practice almost exclusively to clients in the real estate industry. He regularly represents clients in joint ventures and other types of equity investments; all types of debt financing, including conventional mortgage loans, conduit financings, mezzanine loans, and syndicated financings; financing provided by HUD and other governmental agencies and counseling on related compliance issues; tax-exempt bonds and tax credit financings; structuring of transactions (including maximization of tax benefits) and ownership vehicles; asset acquisition and disposition (both single property and portfolio); and restructuring and workouts for troubled real estate investments.

Recent transactions in which Mike has been involved include representation of:

• the developer in acquisition of development rights for a nearly 1,000-unit residential project that will be built around exiting facilities of a metropolitan transit authority

• the operator in the sale of a seven-property senior care, HUD-financed portfolio located in Midwestern states

• the developer in financing for a public/private partnership (involving local and federal participation) that is redeveloping a major public housing project in Atlanta, Georgia using a combination of tax-exempt bonds, low-income housing tax credits, and HOPE VI funds

• the seller in the disposition of a $390 million portfolio of Florida apartment communities

• the seller in the $129 million disposition of an apartment community on Long Island, New York

• an NBA franchise in financing for a new basketball arena

• a sponsor in formation of a $100 million apartment acquisition fund

• the developer in tax credit and tax-exempt bond financings for 506 new apartment units in the Houston, Texas area

• the developer in tax credit and tax-exempt bond financings for 430 new apartment units in Denver, Colorado

• a participant in the formation of a joint venture for development of apartment communities using modular housing technology

• the developer in financing, conversion, and sale of a 785-unit apartment community in the Washington, D.C. area and

• the $132 million senior/subordinated financing for a new high-rise condominium development that will sit on the waterfront in downtown Boston, Massachusetts

• the negotiation of a joint venture for redevelopment of roughly 6,000 units of on-base military housing and

• the equity and debt financing for a new $38 million condominium development in New Brunswick, New Jersey.
