Subdivision and Condominium Development   The development of residential resort projects, including conceptualizing and drafting Declaration of Covenants, Conditions and Restrictions; Disclosure Statement; Brokerage Agreement; single-family home and condominium Purchase Contracts; Condominium Declaration and Bylaws and various other project documents. Other work has included incorporating homeowners' associations; training and working with sales staff; handling matters relating to conveying lots and apartments to purchasers and foreclosure of the same; working with utility companies to provide services to the properties; and working with State of Hawaii Real Estate Commission on various condominium and real estate broker issues.

Purchase and Sale of Real Property  The purchase and sale of various properties around the State of Hawaii including large hotel developments, a residential apartment building and a 2,500 acre ranch. Work includes drafting and advising on purchase and sale documents; conducting due diligence investigations into matters such as water supply issues, access, title matters, permitting, and endangered species and other environmental matters; working with title companies on a wide variety of title and escrow issues and matters; working with federal, state and county agencies on various permitting and tax matters; and assisting clients with post-closing matters and project management.

Permitting and Land Use   Assisting clients with state and county permitting issues including vested rights, public access, and water well and pump installation and operation, among others. Assisting client with its decision relating to conservation easement for Big Island ranch property.

Water Rights Contested Case Hearing and Appeal   Participating in the Waiahole Ditch Water System contested case hearing before the Commission on Water Resource Management on remand from the Hawaii Supreme Court and the following appeal to the Hawaii Supreme Court, including preparing and filing documents and appearing at the administrative contested case hearing on behalf of a water use permit holder.

Commercial Leases  The drafting of a variety commercial lease documents and participating in negotiations for leases on behalf of commercial landlords and tenants for various commercial (retail, industrial, chapel and restaurant) and office spaces.

Settlement of Native Hawaiian Traditional and Customary Rights Claims  Advised and assisted in preparation of offer for the settlement of multifaceted Native Hawaiian traditional and customary rights claims for large landowner.
