A short sale means your mortgage lenders agree to take less for your home than what they are owed. They agree to accept the offer because it is "better than nothing." In turn, they forgive you the balance still owed.

This is how it works: First we compare the market value of your home to the outstanding mortgage, to see how great the difference is. We submit your financial date to the lender to justify approving the short sale. The real estate side of the firm puts the property up for sale and eventually locates a buyer.

It doesn't always work, because many lenders are unhappy taking less than full value. You may also have more than one lien on the house. We will work with all your lenders to make a short sale feasible. They know even a short sale is usually more profitable than a foreclosure sale.
